Guest Policies

Arrival time: 12 noon (or anytime after) if cabin not rented night before. Check website & see if rented before arrival. If rented night before, earliest check in 3-5 pm (or anytime after). We need time to clean cabin.After your arrival, we meet & greet guests & will come by to see if there are any questions or problems. Also will inquire if any changes have been made in reservation.

Check out time is 11am prompt! No exceptions.

WIFI internet, landline telephone & cable TV provided by Pine Tel. If problems arise, it is beyond our control & do not refund.

A minimum 2 night stay is required. 3 night minimum stay required on all major holiday weekends. No one night rentals accepted.

Liability Notice- All rental properties are privately owned. All activities involve certain risks of injury up to & including death. It is expressly understood & agreed that neither the owner nor management company is liable for any damages or injury to any guests or to their property from any cause arising from occupancy or use of said premises by said occupants. It is also understood that owner & management are not responsible for any wildlife or stray animals that may enter the property.

Must be 21 yr or older to reserve cabin. The person 21 yr or older reserving cabin must also be staying at cabin. If under 21 yr old will not be able to stay & will not be refunded.

Due to high standards of cleanliness, all units not ready for check-in at 3pm. We ask for your patience, suggest alternate plans between 3:00-5:00 pm if cabin not ready.

On day of reserving, the deposit is 25% of total cost that is charged to your credit card.
After reserving, the deposit in nonrefundable with all cancellations.
Exception- rebook & come in within 30 days of original reservation date & will not lose deposit.
This is only if you request date change before balance is paid 14 days before arrival.
After balance is paid 14 days before arrival, the reservation date can not be changed.

Fourteen days before arrival (or Fri. before the 14 days, if 14 days falls on Sat. or Sun.), credit card charged remaining balance (minus deposit). At the time credit card charged remaining balance, NO REFUNDS OR PARTIAL REFUNDS.

Confirm cancellations by phone speaking directly to manager. No cancellations by voice mail or email accepted.

Refunds not available for late arrivals or early departures.

NO SMOKING inside cabins. $100 charge for smoking INSIDE cabin.

Pet policy- Please bathe pet before coming! Excessive pet hair in cabin will be charged for extra time to clean.
If leaving pet inside cabin, please bring private carrier. Leave pet in carrier while gone. Pet fee includes up to 2 pets inside of cabin or outside of cabin.
No pets allowed at Morning Star & Evening Star.

Items missing/broken/damaged to cabin or property will be charged accordingly.

To secure cabin reservation a credit card is required to guarantee your cabin. We accept Master Card, Visa & Discover.

Cancellation Policy

* On day of reserving, the deposit is 25% of total cost that is charged to your credit card. After reserving, the deposit in nonrefundable with all cancellations.

* A minimum 2 night stay is required. 3 night minimum stay required on all major holiday weekends. No one night rentals accepted.

* Fourteen (14) days before arrival (or Friday before, if fourteen (14) days falls on a Saturday or Sunday), your credit card will be charged the remaining balance (minus the deposit). At the time your credit card is charged the remaining balance, there are NO REFUNDS NOR PARTIAL REFUNDS.

* No cancellations by email or phone message, must speak directly to a live person.

* Weather is not valid for cancellations unless stated by National Weather Service..


It is expressly understood and agreed that the owner of said premises, shall not be liable for any damages or any injury to guest, guest’s guests or his family or to his family’s or guest’s property from whatever cause arising from occupancy of said premises by guest and his family and guests.

It is further understood and agreed that owner shall not be responsible for any personal property left by guest in said premises. In the event property of guest is left on premises, guest may request owner or owner’s agent to mail or ship property back to guest at guest’s sole expense.


Linens & bath towels are included in the unit, daily maid service is not included in the rate.
We suggest you bring beach towels. Please do not remove towels or linens from the cabins.
A washer, dryer, washer detergent & dryer sheets are furnished at cabins.
Any lost or damaged linens will be charged to your credit card at the rate following-

Wash cloth $3
King sheet set $80
Queen sheet set $70
Full sheet set $60
Twin sheet set $50
Pillows $25

You will be responsible for the cleaning during your stay and for leaving the cabin in good condition at checkout. Please remember that you are staying in a privately owned “cabin”, please treat it as you would want someone to treat your home.

If accommodations are left damaged or unusually messy (such as unwashed dishes or stains on the furniture or carpet), an additional cleaning charge will be added to your credit card after your departure. Items in the cabins found missing or broken will be charged accordingly.

Cutting down trees on privately owned cabin property- $100 for each tree
Breaking hot tub cover- $350 (this is what it costs to replace hot tub cover)
Tear in felt on pool table- $200 (this is what it costs for labor & material)

Do NOT put pet in hot tub! $100 cleaning fee charged to credit card if pet hair found in filtering system of hot tub.
(Due to much additional cleaning to get pet hair out of filter, lines & hot tub.)
